Our roofing and AC project is almost done. The following roofs are 100% complete including the AC building code upgrades, new gutters, downspouts, flashing, etc. Buildings 41/42, 35/36, 37/38, 5/6, 7/8, 13/14, 15/16, 29/30, 39/40. If you live or own in one of these buildings please note the following: If you have any leaks please report it to the office immediately. If you had drywall removed and have not yet had it replaced, please contact the office to schedule your appointment. If you have an AC issue related to the roof you must contact Hector with Mr. AC of Orlando at 407 451 5758. If your AC problem is not roof related you will be invoiced. If your problem is roof related and you have contacted your own AC person, you will NOT be reimbursed. We have kept everyone informed of the process every step of the way, and again there will be no reimbursements.
For buildings 31/32, 33/34, your roof work is complete, however Mr. AC is finishing up the AC building code upgrades on those buildings this week (weather permitting). If you have a roof related AC outage that lasts more than two hours you must contact Hector with Mr. AC of Orlando at 407 451 5758. If your AC problem is not roof related you will be invoiced. If your problem is roof related and you have contacted your own AC person, you will NOT be reimbursed. For buildings 9/10, 11/12, the roof and AC work is done, you are only waiting on new gutters and downspouts which will be installed as soon as the metal is delivered. Any AC outages at this point would not be roof related as the AC work on your buildings was finished over two weeks ago. If you had drywall removed you may now call our office to schedule your drywall replacement.
For Buildings 3/4 and 43/44, your roofs are still under construction to include the AC work, flashing, gutters, downspouts, and flat roof. We will notify you as soon as your roofs are completed so that anyone who had drywall removed can schedule the replacement. For Building 1/2 Your flat and shingled roof sections are done, you are still waiting on gutters, downspouts, flashing, and there is still some AC work underway. When Buildings are 100% complete including: roofs, AC’s, siding, water restoration and drywall, we will be tackling long lists of landscaping and maintenance items that need to be addressed. These lists include: pressure washing, painting, planting, rocks, mulch, etc. etc. We cannot address these items until ALL construction is done in each building due to the mess this construction leaves behind. As a final reminder ALL unit owners must have property insurance. If you do not have any you must obtain it immediately. As far as the hurricane damage, AGAIN, our insurance is covering the following ONLY: water restoration, drywall/insulation removal, the new roof and AC building code upgrades, gutters, downspouts, scuppers, siding lost in the hurricane, new drywall and insulation for areas removed by water restoration, ceiling popcorn, wall texture. The Association and/or the Association’s DO NOT cover: flooring, paint, baseboard, furniture, cabinets, electronics, appliances, or AC units. These items are covered on your homeowner’s insurance policy, NOT the association policy. If you do not have insurance, then you are responsible for those costs.
