Hurricane Irma update November 10th 2017

Andrew and his crew from United Water Restoration have been able to complete the dry out and drywall and insulation removal process in Buildings 7, 8, 9, 10, 5 and 6, 1 and 2  The crew is currently working on Buildings 3, 4, 11, and 12.  Units that have been dried out and have had damaged drywall and insulation removed, and plastic installed over any openings that have been made include the following units:

3568, 3542, 3655, 3675, 3701, 3703, 3705, 3707, 3709, 3711, 3582, 3584, 3588, 3594, 3596, 3598, 3600, 3602, 3628, 3648, 3666, 3668, 3670, 3678, 3680, 3686, 3704, 3706, 3763, 3942

If your condo is in one of the Buildings listed above and you have not yet checked for or reported a leak, this is your LAST CHANCE.  Once the crew moves on to phase 2 this coming  Tuesday November 14th,  they will NOT revisit the buildings that have been done already.  We have given all owners nearly two months to check their units, report damages, and meet with Andrew to assess damages.   We have sent out notices, made phone calls, and posted on this website.  The workers will not move their equipment, trucks, and dumpsters back to buildings they have already worked on.  It is up to owners to have their units checked.  If you have tenants they MUST make arrangements for Andrew and his crew to get into the unit.  As an owner you will be held liable for damages caused to any surrounding units if your tenants (or yourself) do not allow United Water Restoration into your unit to do what needs to be done.  If you own one of the following units in Buildings 1-12, we still have not heard from you, and we MUST hear from you and schedule a walk thru IMMEDIATELY!

3548, 3554, 3560, 3570, 3572, 3524, 3526, 3528, 3532, 3536, 3538, 3605, 3621, 3643, 3647, 3578, 3606, 3618, 3634, 3638, 3640, 3652, 3656, 3664, 3672, 3684, 3688, 3696, 3710, 3722, 3724, 3730, 3734, 3740

The following units have reported leaks in Buildings 1-12 but have failed to provide access to Andrew and his crew during the proper time frame.   If you own one of the following units, arrangements must be made with Andrew immediately.

3616, 3646, 3682, 3540

Beginning as early as Tuesday November 14th we will be moving to Buildings 13 and 14.  Please be ready for Andrew and his crew to come to your unit if you have reported a leak or if you have not yet responded to us.  Andrew will be removing any drywall and insulation that is wet or damaged from the hurricane.  Any openings will be covered with plastic and remain that way until the roofs are replaced.

The following units in Building 13 and 14 have either reported leaks, or we have discovered a leak upon entering your unit:  3762, 3764, 3766, 3768, 3780, 3790, 3794, 3796, 3798.

Units in Buildings 13 and 14 that have not yet responded to us are: 3772, 3774, 3776, 3782, 3784, 3788, 3750, 3754.  You must contact us immediately to set up a walk thru to look for storm damages.  You can mail us a key if your unit is vacant or you can call Andrew and set up an appointment.

Any units in any buildings that we know for sure have storm damage due to either leaking downstairs, or due to the condition of the roof above the unit, we will take whatever steps necessary to enter your unit.  It is a rule in the bylaws that we must have a key to every unit.  If you have not left us a key or a way to get into the unit, we WILL make entry.  If we are forced to call a locksmith due to lack of cooperation, the locksmiths charges will be assessed to your account.  We urge anyone who has not left keys or already mailed keys, to mail keys immediately.  The locksmith charge to open 2 door locks is $95. We have given ample warnings and notice regarding this.  We have already had to call the locksmith to open several leaking units.  Those owners will be receiving a bill in the mail.

If anyone has any questions or concerns, please email me at chynnajustine@hotmail.com.  If you need to reach Andrew with United Water Restoration you can call him at 407 222 6099.  Please keep calls within business hours unless it is a dire emergency.  I am trying to keep everyone as updated as I can.  Please understand with half of our 448 units having leak issues/damage as of right now, I cannot always contact each individual owner with every single issue and detail on their specific unit.  We do have many other important issues going on in terms of roof replacement, annual meeting, budget, bank change, etc.   We will make another post next week regarding the dates for the next set of buildings (15 and 16).  Thank you
